Beneficiary Deeds

A Beneficiary Deed is a legal document that grants a residential property to a designated beneficiary upon the death of the homeowner.

The Beneficiary Deed is very important to have because property passed through this Deed skips the probate process and passes directly to the beneficiary. This allows the beneficiary to take possession of the property immediately upon your passing, or they can sell the property and pay off any existing liens with the proceeds.

Beneficiary Deeds are important for all homeowners, whether you own it as a sole owner, joint owner, or community property.

In order to be vaild, the Beneficiary Deed must comply with Arizona Statutes, and be Notarized and recorded with the County Recorder prior to the death of the homeowner, which is included in our service.
